LOCALISM HAS ARRIVED!!! IMPORTANT DEPOSIT NEWS

It's here! Section 184 of the Localism Act has now come into force as of 6th April 2012.

Plenty of information is available on the new regulations (see the links at the bottom of this page) and the new 30 day absolute deadline for deposit protection is straight forward, especially if you are accustomed to abiding by the existing 14 day limit. However, some landlords and agents have contacted TDS with concerns about how the new law applies to their existing tenancies.

Belmonte, letting, music. It may seem a little random and you may wonder why we have featured this on the Belmonte news page. Belmonte have always embraced the latest technology and it just shows you the power of the internet. This video was filmed in Broadstairs in the road where one of our team lives and it is only by the power of the internet that a friend's son was watching the video and noticed the colleagues house and street. I'm not sure whether that qualifies as one minute of fame but it's probably as close as it gets.

On the Chancellor's Budget Ian Potter, operations manager of the Association of Residential Letting Agents (ARLA), says:

"We have campaigned for a number of years for the Government to reform Stamp Duty, so its inclusion in this year's budget is a welcome one - particularly for the Private Rented Sector (PRS).

"The PRS plays a vital role in the housing market but is suffering from a lack of institutional investment, which in other countries is flourishing. In the UK there are many barriers to this kind of investment but by reforming Stamp Duty to bulk purchases, it seems the Government might be removing one of them. This, we hope, will help drive institutional investment to the UK PRS, benefiting the housing market has a whole. In addition, and depending on exact details, the proposed changes to REITs could act as a further step towards enabling institutional investment"

FIND YOUR COUNCIL TAX BANDING

When letting a property, it is always helpful to know what the council tax band if for the property you are renting.

The charge changes every year but the council tax band usually stays the same.
